Thank you for taking the time to view our rental listings. Our rental list is updated regularly and can be picked up at our office, faxed directly to you, or viewed on our Available Listings page. We hope that you will find a property that you can call "home".

Viewings:

After reviewing our rental list we suggest you drive by those properties in which you have an interest. This will allow you the opportunity to visually "inspect" the age, condition, and neighborhood to see if this meets your needs. After you drive by & find that property might meet your needs call for an appointment, 915/581-4900. We realize that this cannot be done if you are not in the immediate El Paso area.

Appointments:

We'll try and be as accommodating as possible; we prefer our appointments to originate from our office for safety reasons as well as time factor. When this is not possible, we ask you to please be prompt, as we may have other appointments.

Condition:

We believe we have a higher than normal standard in the preparation of rental units, but our standard may or may not be equivalent to your standards. Any request to make a change in condition or any lease term must be in writing at the time of application. These requests may be written into comment section of the application and will be considered at the same time of your application.

Pets:

All our properties have a policy on pets. This policy is listed with the ad on the rental list attach. Most properties allow one small dog (under 15 inches from shoulder to ground, for example a cocker spaniel). The following breeds are never allowed, Pit Bulls & Rotweilers. If you have pets, please pay close attention to the pet policy within each ad as the owners of the property set this and we do not have the ability to change it. An additional deposit and/or higher rent may be charged for any approved pet.

Applying:

Applications may be obtained from our leasing staff at the time you are shown the property, from the office or may be faxed to you. The application must be completely filled out and signed before it will be processed. Each Adult resident must fill out a separate application to ensure we receive complete background information. They can be dropped off or faxed to our office 24 hours a day. Our fax number is 915-581-1026. We have an after hour drop slot on the front door.

Fees:

There is a $35.00 processing fee per adult resident.

Processing:

Applications are processed in the order in which they are received. Processing will normally be completed within 24 hours. This can be longer if a complication arises such as contacting your past landlords. We run a credit report, verify employment or income, and check with current and past landlords you have rented. As a representative of the owner of the property, we must act in their best interests and will choose the best application if more than one has applied.

Qualifying:

Qualifications for properties vary dependent on the individual property owner’s instructions to us. However in most cases, the following is reviewed: verifiable present and past landlord history; a satisfactory credit report; verifiable income with a maximum rent gross monthly income of 33%; roommates are allowed in our properties.

Approval:

After an application is approved, any other applications on the same property will be held until the security deposit of the first is obtained. Deposits must be paid by cashier's check only. No personal checks will be accepted. At the time of your deposit being paid, the leasing staff will set an appointment for you to return, sign your lease agreement and pay the first's month rent (this must also be paid by cashier's check). If no deposit has been receive within 24 hours of approval, the property will return available status and any other application of file will be considered.

Standards:

All properties leased and managed are offered subject to the federal housing act which makes it illegal to advertise any reference, limitation or discrimination based on race, color, religion, sex, country of national origin, handicap, familial status, or an intention to make such preference, limitation or discrimination. Our staff of professionals are regularly trained and educated on the latest local, state and federal statues pertaining to rental regulations.
